Seasonal buildings used year round
A cottage upgraded for full time living usually outgrows its original supply, drainage and water heater long before anyone checks. Winterisation was never designed in either.

Around the Finger Lakes a lot of the housing started as seasonal and grew into full time living, and the plumbing rarely grew with it.
NDL Plumbing & Electrical Services is a local plumber serving Livonia Center and the rest of Livingston County, New York. We handle emergency repairs, water heaters, drains, water treatment and remodels, twenty four hours a day, with free written estimates. Call or text (315) 904-1882.

Draining down in autumn and pressuring up in spring is the rhythm here, and it is where freeze damage gets found. Doing it properly is far cheaper than repairing what a missed year costs.
Water quality varies enormously property to property out here. Testing before specifying anything is the difference between fixing the problem and buying the wrong equipment.
Most plumbing problems announce themselves before they get expensive. Here is what the common signs in Livonia Center usually mean and how quickly each needs looking at.
This is what these signs usually mean, not a diagnosis. Several have more than one possible cause and the only way to know which is yours is to look at the actual system. Describe it on the phone and I will tell you honestly whether it needs a visit.
Leaks, clogs, burst and frozen pipes, running toilets and failing sump pumps. Copper, PEX and galvanized supply, cast iron and PVC waste, P-traps, shutoff valves and pressure reducing valves, all diagnosed before anything is replaced.
Learn more →Softeners for hardness and scale, oxidising filtration for iron and sulfur, sediment cartridges and reverse osmosis at the kitchen tap. Tested first, because a softener does not fix a smell and a filter does not fix hardness.
Learn more →Frost-free sillcocks and hose bibs, irrigation blowouts, pool and hot tub lines, yard drainage and the autumn shutdown that stops a split line appearing inside a wall come spring.
Learn more →Tank and tankless water heaters with the TPR valve and expansion tank done properly, faucets, toilets set on a fresh wax ring and a sound flange, garbage disposals, appliance hookups and gas lines.
Learn more →NDL covers both trades, which matters more than people expect. An electric water heater fault can be the element or the circuit feeding it. A sump pump that will not start can be the pump or the outlet. In most companies those are two contractors and two visits.
The estimate is free and you get the number in writing before I start, so you are never guessing. Price depends on the job rather than a call-out fee, and what I quote is what you pay. No hidden charges added at the end.
Often the same day, and immediately for a genuine emergency. Livonia Center is inside our regular Livingston County service area rather than an outlying call, so it is a normal run rather than a special trip.
Pressure the system up slowly and watch for leaks before you fill anything. Freeze splits show themselves as soon as the water is on. Check the water heater, flush it if it has stood, service any treatment equipment, and test the sump pump. Finding a fault before the house is occupied is a much smaller problem than finding it after.
Usually yes, but the plumbing is the part people underestimate. Supply routed through unheated spaces has to be rerouted or protected, the water heater is often undersized for full time use, and drainage laid for summer occupancy may not cope. It is worth pricing properly before committing.
Send me the details and you will get a free written estimate, usually the same day.
